With the intention of identifying areas of potential, recognized environmental concerns on the property or adjacent properties, Record of Site Condition in Toronto is performed prior to property acquisition for two main reasons:

  • Preserve the innocent buyer defense and the Comprehensive Environmental Response and Liability Act (CERCLA) limitations on liability for cleaning contaminated property;
  • Provide comprehensive environmental data to assist with property management.

Environmental Site Assessment-Phase I

An Environmental Site Assessment-Phase I includes a review of environmental records, such as environmental cleanup assessments with federal, tribal, state, and local agencies, site inspection, and interviews with owners, occupants, operators, neighbors, and government officials.

The main aim of conducting Environmental Site Assessment-Phase I is to know about the environmental conditions and the possible presence of any harmful materials, substances or petroleum products in or on a property/site.

Phase 1 ESA in Edmonton can be conducted to design and build a green building, it is necessary to apply a philosophy that integrates its design, construction and operation from project planning, efficient use of water and energy resources, selection of materials and interior environmental quality.

Why Conduct an Environmental Site Assessment, Phase I?

It helps to define the policies of good commercial and environmental practices, providing a diagnosis on the state of the land in which a company operates or intends to operate, helping to determine the responsibilities and possible risks caused by dangerous substances and petroleum products.

The benefits resulting from the Phase 1 ESA in Vancouver correspond to:

  • Determine and control the eventual liability of the company.
  • Identify possible environmental and health risks for people.
  • Be part of a pre-investment feasibility study.
  • Demonstrate compliance with environmental regulations.
  • Maintain the good image of the company.
  • Reassure employees and the public related to the site.
  • Reduce insurance costs.
  • Avoid depreciation of the asset value.
  • Environmental requirement for LEED (Leadership in Energy and Environmental Design) Certification.

Environmental Site Assessment-Phase II

Based on the findings of an Environmental Site Assessment-Phase I, an Environmental Site Assessment-Phase II includes sampling and laboratory analysis to confirm the presence of petroleum and/or hazardous contaminants.

Andenviro.ca has extensive experience investigating sites with a wide range of contaminants, from agrochemicals and petroleum products to hazardous and “unknown” wastes. The Environmental Site Assessment-Phase II process may include the following:

  • Advancement of soil drilling and / or monitoring of well installation to obtain samples
  • Sampling of soil and groundwater, surface and / or subsurface and laboratory analysis
  • Geophysical assessment to determine the presence of buried structures, such as cattle toilets, tanks, and underground storage barrels
  • Surface and subsurface sampling in areas with electrical transformers/capacitors for the presence of polychlorinated biphenyls.
  • Sampling of drainage structures such as soil drains, septic tanks, catchments and plunge wells

Depending on the outcome of the Phase 2 ESA in Edmonton and regulatory requirements, additional procedures such as contamination assessment and remediation may be necessary.

The professionals of Andenviro.ca have performed hundreds of site environmental assessments on industrial, agricultural, commercial, military and undeveloped properties.
